2009 — the advice that broke us
When I was 13, an agent convinced my dad to buy two private properties while we kept our HDB flat. Household income at the time: S$5,000 a month. My parents ended up financing three mortgages at once, sold their BTO below market value, and lived off credit-card debt to keep up. Eventually, the family went bankrupt.
I didn't understand leverage or absorption rates back then. I just understood that one property decision, made on someone's word instead of the numbers, took everything.
The chart that changed how I think
Years later, working in real estate, I pulled the data on my parents' old flat — and on the private condo across the road. Same years, same neighbourhood:

Nobody showed my parents this. The information existed — the guidance didn't. That gap is the reason this site, the calculators, and the webinar exist.
2014–2019 — the unglamorous middle
The rebuild wasn't a montage. I spent four years in MLM sales making less than S$2,800 a year. I started a tuition business in university — it failed. In 2018 I put my savings into crypto and lost 80% of it. My first ten months as a property agent produced almost zero sales — door-knocking and roadshows included.
I keep these in the story because they're the point: I didn't find a shortcut. I found a method, slowly, by getting the decisions wrong first and studying why.
2020 onwards — buying with the method
Once the method worked for clients, I started applying it with my own money — my first property in the CBD, then residential, dual-key, co-investments with family, and commercial units. Today that's a 9-property portfolio worth S$25.7M+, generating S$102K a month in rental income — including the units that retire my mum and dad.
Every property went through the same filters I teach: entry price versus the data, yield after every cost, and a planned exit before I ever signed.
Why I share it
My faith shapes how I hold money: as stewardship, not status. The breakthroughs I've had are worth the most when they're passed on — so families like mine get the numbers my parents never saw. That's the purpose behind the free tools and sessions here.
